What are floorplan services?

A home measurement service is just what it sounds like: An appraiser measures the dimensions and area of the property, then draws a basic or highly detailed layout based on what you need. The appraiser's report and floorplan is a form that can be used to prove a precise Gross Living Area (GLA), the total livable area, of your home. These services are helpful and sometimes essential when challenging property taxes or selling a property.

How does a home measurement service work?

During a measurement service, an appraiser measures the property with a measuring tool — generally a tape measure or laser measuring device. As they walk the property, they notate the layout of the rooms and other features, like closets, entryways, and fireplaces. They may sketch out the property. Then, the appraiser types up a report and detailed sketch showing the total area of the house and the overall layout. The completed report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When is a home measurement or floorplan service required?

Challenging real estate taxes

Property tax records frequently reflect incorrect square footage because the values can come from various sources, and occasionally go unproven — meaning you may be taxed for more space than you actually have! Unless a certified appraiser has completed a recent appraisal or measurement service on your property (after any updating that may have affected square footage), you'll need one to perform a home measurement service before contesting your taxes. An appraiser assesses an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Selling a listing

A measurement service will ensure that you're paid fair market value for your house. Square footage is one of the most important elements potential buyers consider when purchasing a home — but since these values are often estimated rather than accurately measured, your listing might reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only decreases the selling price of your home, but possibly even the number of interested buyers. The only sure method of using a precise GLA when listing your property is to refer to a recent appraisal or measurement service completed by an appraiser (after any updating that may have affected square footage).

For real estate agents

To make sure that your client's home sells at a price that correctly reflects market value, we suggest requesting a floorplan service for the property. Your clients, and especially potential buyers, will be grateful for your scrupulousness, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be a great marketing tool for getting potential buyers interested because they can see the layout and characteristics of the home before and after touring.
